Summer is a prime time for homeowners to rent out their properties to vacationers, but it's important to keep safety in mind when doing so. As a Hamptons real estate agent, We've seen firsthand the importance of preparing a rental property for the summer season. That's why we've put together this checklist of essential safety dos and don'ts to help ensure that your home is secure:

1. Do ensure that your outdoor lighting is in working order. This is an important safety feature that can help deter burglars, make guests feel more secure, and prevent injury.

2. Don't leave any items of value lying around the home. This includes jewelry, electronics, artwork and any other expensive items that could be misplaced or damaged. Securing any items of value to you is a critical step in preparing your home.

3. Do check that all of the windows and doors lock securely. This is another important safety feature that can help keep intruders out.

4. Don't forget to provide guests with important safety information. This includes emergency contacts, instructions for operating appliances and electronics, and any specific rules or regulations regarding the property.

5. Do make sure that the home is equipped with working smoke detectors, carbon monoxide detectors and fire extinguishers. These are important safety features that can help protect guests in the event of a fire.

6. Do also ensure that your rental property has proper liability insurance coverage. Accidents can happen, especially during summer activities like pool parties and barbecues. Liability insurance can help protect you and your guests in the case of injuries or property damage. It's important to review your insurance policy and make sure it covers the full duration of the rental period and any potential risks associated with your property.

6. Don't allow guests to use any equipment or appliances that are not in good working order. This includes grills, stoves, and other kitchen appliances. Anything in disrepair needs to be replaced or serviced immediately.

7. Do ensure that the home has a first-aid kit readily available. This can be helpful in the event of a minor injury or medical emergency.

By following these essential safety dos and don'ts, you can help ensure that your rental property is prepared for summer tenants and that they feel safe and secure during their stay. So, take the time to go through this checklist and make any necessary improvements to your home before the summer season begins. Your guests will thank you for it!
